Accepted Offer? Here’s Your Roadmap

Congratulations! The next few days are critical for subject removal. Here is exactly what you need to do next.

1. Send Documents to Your Mortgage Broker

Immediately send the Contract of Purchase and Sale, Property Disclosure Statement (PDS), Title Search, and MLS Listing Sheet to your lender. They need these to finalize your financing approval.

2. Book Your Home Inspection

Schedule this ASAP so we have time to review results before subject removal. I recommend attending the last 30 minutes to walk through the home with the inspector.

3. Get a Home Insurance Quote

Contact an insurer with the property address, completion date, and MLS sheet. You just need a quote for now to ensure you're satisfied with the coverage and cost.

4. Choose a Lawyer or Notary

Decide who will handle the legal transfer. Once you choose, let me know and I will send them the contract instructions.

5. Prepare Your Deposit

Have your bank draft ready before subject removal. It is typically due within 24 hours of removing subjects.
